In a thought-provoking piece for Inside Housing, Louis Warden, Head of Technical at Greencore Homes, challenges us to consider how future generations will judge our current efforts to curb carbon emissions in the construction industry.
With the urgent need to combat climate change, sustainable building practices are more critical than ever. At Greencore Homes, we’re committed to leading the way in creating better than net zero homes that don’t just meet today’s standards, but set a benchmark for the future.

Greencore Homes was officially recognised as a Madaster UK Pioneer at a summer event in London last week. Our colleagues Iain McCann and Ness Scott represented Greencore at the Pioneer networking event, where they were presented with a certificate acknowledging our collaboration with Madaster.
The event was Greencore’s first chance to meet with our peer group of UK Pioneers, including industry leaders such as Morgan Sindall Group plc and Drees & Sommer. The event reinforced our shared commitment to building a sustainable future and was the catalyst for some valuable discussion around the challenges and opportunities of advancing circularity in the construction industry.
The Greencore-Madaster partnership will help us develop material passports for our homes, enabling accurate measurement and communication of the embodied carbon within our product. As we integrate this data-driven approach throughout our design, manufacturing and construction processes, we will be able to validate our environmental performance for customers and investors alike.
Greencore’s Co-founder and Innovation Director – Ian Pritchett will be presenting at the International Summit at the Offsite Expo, celebrating BUILDOFFSITE‘s 20th anniversary on September 17th and 18th, 2024.
This prestigious event is a hub for global collaboration and knowledge sharing in the offsite construction industry, featuring free seminars, panel discussions, and Q&A sessions with leading international figures. Attendees will gain insider insights into the latest technical innovations and explore international policies, encouraging transparency and cooperation. A key highlight is the BOS International Innovation Hub Challenge, (which Ian is also judging), where competitors will present groundbreaking ideas in sustainable construction.
NEW MODULE! Available now – Introduction to bio-based materials
Ian Pritchett, Co-Founder and Innovation Director of Greencore Homes, explores the role of bio-based materials in sequestering and storing hashtag#carbon within buildings.
Ian, a physics graduate with over 35 years of experience in specialist construction, has been at the forefront of pioneering low carbon buildings for the past two decades. Greencore Homes is ambitiously working towards delivering over 10,000 better than net zero homes by 2035.
In this module, participants will learn about various bio-based materials and their potential to help us achieve carbon reduction targets. The course also covers the Passivhaus principles, better than net zero homes and One Planet Living philosophy.
Greencore’s CEO, Jon Di-Stefano has written an insightful article in Property Week on why sustainability must be at the heart of the new government’s housing reforms to deliver homes that stand the test of time.
“Housing growth needs to be growth that works for the planet too, so what matters now is how we build new homes that also look after our climate.”

🏆 Exciting News: We won the Collaboration of the Year Award at the Unlock Net Zero Awards! 🏆
We are thrilled to announce that the Hook Norton Project, a development by Greencore Homes in partnership with Hook Norton Community Land Trust (HNCLT), Charlie Luxton Design, SNRG and Soha Housing has been recognised with the Collaboration of the Year (new development projects) Award at the Unlock Net Zero Awards! 🎉
This project stands as an exemplar of innovation, sustainability, and community engagement.
Key highlights of this award-winning project include:
🌱 Better Than Net Zero Homes: Our homes are built using an innovative closed timber frame panel insulated with natural materials. Unlike traditional brick houses, the structure of our homes lock up more carbon than they emit.
🏘️ Diverse and Affordable Housing: A mix of homes prioritising perpetual affordability and local connections.
🔋 Innovative Microgrid Solution: Partnering with SNRG to integrate a microgrid with battery storage.
The success of the Hook Norton Project highlights the power of collaboration. Greencore’s innovative construction techniques, Charlie Luxton Design’s architectural vision, HNCLT’s community-driven ethos, and Soha’s commitment to long-term affordability and management have collectively created a sustainable, thriving neighborhood.
This award is a testament to what can be achieved when we work together towards a common goal.
